Timber Frame FAQs
What is Timber Frame construction?
Timber Frame construction is a modern building method where a structural frame of engineered timber provides the primary support for a building. Wall panels, floors and roofs are precision-manufactured off-site and then assembled on site, creating a robust, efficient and high-performance structure. Timber frame buildings transfer vertical and horizontal loads safely to the foundations while offering excellent thermal performance and design flexibility.
How do Timber Frame systems work?
Timber Frame packages are designed by experienced in-house design teams, manufactured in controlled factory conditions and supplied ready for erection. Depending on your project needs, packages can include wall panels, Roof & Floor cassettes, roof structures, insulation membranes and more, all designed and engineered to meet UK Building Regulations and project specifications.
What is included in a typical Timber Frame package?
A typical Timber Frame package includes:
• Full design, engineering and detailing
• External wall panels (with factory fitted insulation, vapour control layer and service battens where specified)
• Internal load bearing and non load bearing panels
• Intermediate floors (often as factory manufactured Floor Cassettes)
• Roof structures and associated bracing
• Supply and fit installation services, if required
Exact scope is agreed at quotation stage so that responsibilities between trades are clear.
What types of projects can Timber Frame be used for?
Timber Frame is suitable for a wide range of build types, from self-build homes and individual houses to larger residential developments, flats & apartments, commercial buildings and educational/community facilities.
What are the benefits of a Timber Frame build?
Timber Frame offers many advantages:
• Speed of build: Precision off-site manufacturing significantly reduces on-site build time.
• Cost effectiveness: Reduced labour and faster programmes can lead to lower overall build costs.
• Energy efficiency: Timber frame walls deliver excellent thermal performance and help achieve low U-values down to Passivhaus levels, typically 0.15 W/m2K, even down to 0.1 W/m2K using hybrid panels with factory insulated and vapour control layers.
• Sustainability: Timber is a renewable material with a lower embodied carbon footprint than many traditional construction methods.
• Design flexibility: Timber frame adapts to a variety of architectural styles and layouts.
• Quality: Components are manufactured in controlled factory environments to tight tolerances, under ISO 9001 certified quality systems.
What standards and regulations do the Wyckham Blackwell Group Timber Frame systems meet?
Our Timber Frame systems are engineered to comply fully with current UK Building Regulations, covering structural, thermal, fire and acoustic performance requirements.
We are accredited under the Structural Timber Association (STA) Gold Assured scheme and hold CATG FrameMark certification, demonstrating that our design, manufacturing and quality management processes meet independently audited industry standards.
These accreditations provide confidence to developers, warranty providers and building control bodies that our Timber Frame systems are produced to the highest levels of compliance, quality and technical competence.
All systems are supported by expert in-house engineering oversight to ensure structural integrity, regulatory compliance and consistent performance on every project.
Do you offer a Supply & Fit service?
Yes. In addition to manufacture and delivery, we offer complete Supply & Fit packages. Using our own installation teams and approved contractors’ helps improve programme certainty and on site safety.
Is Timber Frame suitable for UK weather conditions?
Absolutely. Timber Frame elements are manufactured off-site in controlled environments and designed to be weather-tight quickly once erected. Quality membranes and detailing ensure the building performs well in all conditions when installed correctly.
Do Timber Frame homes perform well long-term?
Yes — when designed and constructed to current standards, timber frame buildings offer longevity, durability, and strong thermal and acoustic performance, providing comfortable living environments with low running costs.
